The energy at this year’s ICSC Las Vegas conference was high—and so was the optimism. Retail landlords are reporting high occupancy, steady leasing activity, and continued demand from tenants. Here are a few takeaways that stood out:
• Industry Sentiment: Strong and Confident
Landlords are enjoying near-record occupancy rates—98% in many cases—and are actively investing in retail. Some are shifting capital from office and multifamily assets into retail centers. Yes, tariffs and rising construction costs are in play, but most landlords are taking a long view and aren’t letting those concerns stall momentum. That said, developers with experience are closely watching long-term rent and construction sustainability.
• Leasing Activity: High Demand in Hot Markets
Leasing activity is strong in markets like Arizona, Colorado, Utah, Texas, and the Southeast. Smaller-footprint users like personal care and fitness tenants are particularly active. Importantly, tenant demand remains high despite cost pressures.
• Development Trends: Remodeling Over Building
Most developers are focused on remodeling and redeveloping existing centers, with fewer ground-up projects. Grocery-anchored sites—especially with Publix, Aldi, Sprouts, and Kroger—are driving adjacent retail growth
• How Great Clips is Viewed: A-List Status
Across the board, landlords see Great Clips as reliable, easy to work with, and a top-tier tenant in our category. Multiple REITs and developers mentioned we’re their go-to call when a 1,000 to 1,200 square foot space opens up. That reputation is a big advantage, and one we continue to build through solid relationships and professional execution.
